Develop Warwickshire has submitted a full planning application for the erection of 59 high quality homes.

The event took place as advertised, with around 40 people attending.

We are working through comments and would expect to be able to present any amendments back to the Council in late August.

The scheme proposes 30% of the properties as affordable in line with Planning Policy and across both tenures a mix of 1-bed; 2-bed; 3-bed and 4-bed properties including bungalows.

Additionally the scheme will:

  • Contribute to significantly boosting the supply of homes on an allocated site;
  • Deliver 30% of new homes as affordable housing;
  • Provide a range of housing types and sizes to suit all generations;
  • Deliver a greater than 10% net gain in hedgerow units, amounting to c.+2.80 (112.88%);
  • Retention and sympathetic conversion of the Victorian school building;
  • Provision of open green space area to the centre of the site; and
  • Provide a highly sustainable development including Air Source Heat Pumps and PV panels for every dwelling

Public Engagement

A pre-advertised public exhibition of the development proposal was held on Wednesday 7 December 2022 between 12.30pm and 18.30pm at the Playing Field Pavilion, Open Croft, Water Orton, B46 1RE.

The project team also held two pre-application meetings with Local Councillors and Planning Officers to discuss the development proposal. Details relating to these meetings are provided in the Planning Statement submitted in support of the application. Further consultation was undertaken with the Heritage Officer, including a site visit, in relation to the non-designated heritage asset.

The project team are proposing a further resident workshop event on 18 July at 5-7pm at Water Orton Primary School, Plank Lane, Water Orton, Birmingham, Warwickshire. B46 1SG.

Update on Key Issues

ACCESS

The proposed site access will comprise of a priority T-junction with Attleboro Lane. An access from Vicarage Lane has been considered, but due to requiring third party land for footways and corner radii (highway standards), the Vicarage Lane access will be utilised by pedestrians, cyclists, and emergency vehicles only.

The Victorian School House is retained and proposed for conversion into 5 residential dwellings as part of the proposals.

TREES

It is acknowledged that there would be a loss of 33 trees on site. However, the proposal has sought to offset for these concerns by planting 303 new trees as recommended by Policy LP14 of the Local Plan.

 

A temporary Tree Preservation Order was put in place affecting the development site on 28 April 2023. It proposes to protect 3 trees that are located on site. Our current proposals would retain 2 of these trees, including the Category A Pine Tree, which would be located within the central POS area within the site.

HOUSING MIX

We have, following previous engagement, reviewed the housing mix and introduced bungalows and smaller dwellings for downsizers, as well as younger people looking to stay in Water Orton.

This workshop is intended to provide local residents the opportunity make further comment on the scheme as it evolves.

New partnership to create 2,000 new homes for Warwickshire

Warwickshire County Council and its property company have announced a major new joint venture which will see 2,000 new homes created across the county.

New homes confirmed and agreed at Top Farm, Weddington.

Plans have been approved for 1,700 new homes, a Primary and Secondary School, a Leisure Facility, and a Mixed Use Local Centre at Top Farm, Weddington.

72 new homes confirmed for Warton approved in North Warwickshire
